450 39th Avenue – Feasibility + Massing Study

Project Summary

This conceptual model explored the development potential of a mid-block lot in San Francisco’s Outer Richmond. The study focused on massing, lot coverage, and neighborhood scale, with the goal of establishing a design strategy that met zoning limits while maximizing unit count and quality of light.

    • Multi-story massing model created to test volume, shadow, and form

    • Explored setbacks, unit stacking, and egress pathways

    • Orientation and massing balanced density goals with privacy and daylight access

  • The Outer Richmond’s mix of row houses and courtyard buildings informed the form language

  • Emphasis on rhythmic facades and stepped massing to soften bulk

  • Model allowed rapid visualization of density trade-offs and zoning envelope limits
